Weekly and Monthly Rentals
In most cases, a weekly rental will be Saturday to Saturday. In most cases, a monthly rental will begin on the first day of the month and end on the last day of the month.
Rental Payments and Reservation Agreement
Advance Deposits are 35% to 50% depending upon length of stay. A signed Reservation Agreement along with your payment is due within ten days of booking. The balance is due in full thirty days prior to your arrival.

- American Express (U.S. card holders only)
- Sales & Tourist Tax: 12% Sarasota County (13% effective 10 / 1 / 22). 12% Manatee County.
- Processing Fee: $95 non-refundable
- Departure Cleaning Fee: Starting at $110 depending upon size of accommodation.
Vacation Rental Damage Protection $59, or Refundable Damage deposit starting at $1,000.
Advanced deposits will be forfeited unless written notice is received by Florida Vacation Connection at least 60-120 days (depending on property) prior to your arrival date. If guest cancels within 60-120 days of arrival, guest will forfeit all monies paid unless the property is re-booked for the full term. If the property is re-booked, guest will receive a refund of 75% of the funds recovered.
All cancellations will incur a $300 cancellation fee.
CSA Vacation Rental Damage Protection
Accidents happen, but they don't have to ruin your vacation. Simply make a one-time payment of $59 for the insurance and relax knowing that you are covered for accidental property damage.

CSA Trip Cancellation Insurance
Insurance is available at a cost of 7.25% of the total reservation cost and will be added to your reservation. You may decline coverage by initialing and removing the plan cost from your advance deposit. Why you should buy insurance? Here are some examples of real life scenarios...

By purchasing travel insurance, you can be covered for non-refundable deposits, cancellation penalties, as well as gain access to a wide range of traveler's assistance services. The expense to heat a pool in a private home is not included in the rental fee. Should you elect to heat the pool, an additional fee will apply.
Basic utilities are included in your rental fee, unless otherwise noted.
The number of guests is limited to the number stated on the Reservation Agreement and is strictly enforced.
With a two-week minimum stay, a few private homes will consider accepting a dog. If accepted, a Pet Deposit will apply and a professional carpet clean and flea spray will be done upon your departure.
Start-Up Supplies are Provided
Each property is stocked with a starter supply of the following: dishwasher soap, dish soap, paper towels, trash bags, laundry detergent and toilet paper.
Linens and Kitchen Items Provided
Every kitchen is fully equipped. Based on the occupancy limit, each property is equipped with bed and bath linens.
