Policies & Procedures
Office Hours:
Monday through Friday 8:30 am to 5:00 pm
Saturdays 9:00 am to 2:00 pm in summer and until 4:00 pm in winter
Arrival and Departure Times:
Check-In: 4:00 pm at our office
Check-Out: Return keys to our office no later than 10:00 am
Arrangements for arrivals after business hours are easily made.
Please call during business hours to discuss key pickup instructions.
Early check-in and late check-out may be available on a limited basis and must be approved by FVC at least one day prior to arrival or departure. Sorry, exceptions cannot be made with less than 24 hours notice.
Weekly and Monthly Rentals:
In most cases, a weekly rental will be Saturday to Saturday
In most cases, a monthly rental will begin on the first day of the month and end on the last day of the month.
Rental Payments and Reservation Agreement (see sample):
35% to 50% advance deposit depending upon length of stay and signed Reservation Agreement, both due within ten days of booking
Balance in full due in full thirty days prior to arrival
Sales Tax:
Additional 10% in Sarasota County
Additional 10.5% in Manatee County
Non-Refundable Processing Fee:
Additional $35 for reservations of two weeks or less
Additional $50 for reservations of three weeks or more
Departure Cleaning Fee:
Ranges from $65 to $300 plus tax depending upon size of accommodation. Stays of four nights or less do not incur a departure cleaning fee.
Refundable Damage Deposit:
Ranges from $250 to $2000, depending upon accommodation and length of stay. Damage Deposits are not required on stays of five nights or less

Cancellations:
For stays of four nights or less, we must receive notice of cancellation 30 days prior to arrival
For stays of five to fourteen nights, we must receive notice 60 days prior to arrival
For stays of fifteen nights or more, we must receive notice 90 days prior to arrival
If the above conditions are met, your advance deposit is refundable, less the processing and cancellation fees.
In the event you must cancel within the non-refundable period, we will do our best to re-rent the property. If we are able to do so, you will receive 80% of funds recovered.
All cancellations are subject to a $100 cancellation fee.
Trip Cancellation Insurance:
Insurance will automatically be added to your reservation. You can decline the insurance, but we encourage all guests to take advantage of this service to protect their vacation investment.
Sorry, we cannot offer this service to residents outside of the U.S. or Canada.
Swimming Pools:
The expense to heat a swimming pool in a private home is not included in the rental fee. Should you elect to heat the pool, this expense will be charges to your damage deposit.
Utilities and Local Telephone Service:
Basic utilities and telephone service are included in your rental fee, unless otherwise noted
Guest Occupancy:
The number of guests is limited to the number stated on the Reservation Agreement and is strictly enforced.
Pets:
A few of our private homes will accept a pet on an individual basis. An additional pet deposit will be required. A mandatory flea spray and carpet clean will be deducted from the pet deposit.
